Is a Landlord Electrical Safety Certificate Required?
Under current UK legislation, all landlords are legally required to ensure that the electrical installations in their properties are safe and regularly inspected. This applies to both residential lettings and commercial properties where tenants or the public may be exposed to electrical equipment.
Landlords are responsible for maintaining all fixed electrical systems within the property, including wiring, sockets, fuse boxes, and lighting circuits. Regular checks must be carried out by a competent, registered electrician, and any hazards identified must be addressed promptly.
To meet this requirement, landlords must obtain an Electrical Installation Condition Report (EICR) at least every five years for residential tenancies, or more frequently in high-risk or commercial environments. The EICR assesses the safety of the entire electrical system and provides a report outlining any defects or non-compliances that need correction.
Staying compliant with EICR requirements helps protect tenants, avoid enforcement action, and reduce fire and liability risks.

Under the Occupiers’ Liability Act 1984, landlords have a legal duty of care not only to their tenants but also to anyone who may come into contact with their electrical installations, including visitors, contractors, and the general public. Failing to meet this obligation could result in legal penalties, void insurance, or serious harm.
