Commercial Gas Safety Certificate Legal Requirements
Under the Gas Safety (Installation and Use) Regulations 1998, landlords and business owners are legally responsible for ensuring that all gas appliances, pipework, flues, and ventilation systems provided for tenant or staff use are safe, maintained, and inspected annually.
This includes equipment and fixtures in commercial kitchens, offices, shops, and any communal areas used by tenants. A Gas Safe registered engineer must carry out a CP42 gas safety inspection within 12 months of installing a new gas appliance or system, followed by annual checks thereafter. Landlords must also:

As of the 2018 amendment, these inspections may be conducted up to two months before the renewal date without affecting the original 12-month cycle, allowing more flexibility while staying compliant.
